An independent Spanish property lawyer protects your interests, checks the property and the contracts and explains every legal step before you commit money. What the lawyer checks for you
Title and debts
Registered ownership, mortgages, charges, community arrears, IBI receipts and anything that must be cleared before you own the home.
Licences and planning
First-occupation licence, planning position, property description and boundaries. For new builds also the developer, permits and payment guarantees.
Reservation and contracts
Reservation terms, refund conditions and deadlines, then the private purchase contract. Nothing is signed or paid before the lawyer has explained it.
NIE and power of attorney
The lawyer arranges your NIE and, if you cannot be in Spain for every step, a limited power of attorney so completion can go ahead without you.
Notary and after
Completion funds, the public deed at the notary, then taxes, Land Registry and the utility changes.

Does YPC provide legal advice?
No. YPC can introduce and coordinate with an independent lawyer, but the lawyer remains responsible for legal advice and the legal work.
Should the lawyer be independent of the seller or developer?
The lawyer should act in the buyer’s interests. Confirm independence, scope and any referral relationship before instruction.
Do I need a lawyer before paying a deposit?
Obtain legal advice before signing or transferring money. The lawyer should explain the terms and risks of the specific reservation.
Can a lawyer obtain my NIE?
A lawyer or authorized representative may be able to assist, depending on the authority and documents required. Confirm the current process directly.
What is a power of attorney?
It is a legal authorization that may allow a representative to act for defined purposes. The lawyer must explain the wording, powers, limits and whether it is appropriate.
Does the notary replace the buyer's lawyer?
The notary has an important public role, but the buyer should still obtain independent advice and due diligence for the transaction.
Can legal checks guarantee there will be no future problem?
No professional should promise that every future risk can be eliminated. The purpose is to identify and address the matters within the agreed review.
