What this monitor is

No survey and no estimates. Every month we take every home for sale on this site, our own listings and the Resales Online MLS stock that most agencies on the coast sell from, and work out what sellers are asking. Quote the figures freely with a link to this page. The JSON and CSV carry every area and neighbourhood, and month-on-month changes appear from the second month.

Frequently asked questions

What is a median, and why not an average?

Half the homes ask less than the median, half ask more. A single €28 million villa lifts an average by thousands of euros but does not move the median, which is why we publish medians and the middle half of the range.

Are these asking prices or sale prices?

Asking prices, the figures sellers publish. Spanish sale prices are registered by the notaries and reported months later by the INE and the Registradores. In our experience agreed prices on the coast sit a few percent below asking, and the gap is wider on homes that have been listed for a long time.

How do you calculate the price per square metre?

Asking price divided by the built size the seller declares. Plots and listings without a plausible built size are left out. Terraces are not part of the built size, so a penthouse with a large terrace looks more expensive per square metre than it is.

What counts as a new development?

Listings that carry a price range rather than a single price. These are developments selling several units, so their share tells you how much of an area’s supply is new build.

What is included and what is left out?

Everything for sale on this site: our own listings and the Resales Online MLS, which pools the stock of most agencies on the coast. Rentals, listings without a price and obvious data errors are excluded, and neighbourhoods with fewer than five listings are not shown.

How often is this updated?

On the first of every month, automatically, from the listings published that day. The date at the top of the page is the day the figures were taken.

Can I quote these numbers?

Yes. Quote them with attribution to Your Property Concept and a link to this page. Journalists and researchers can take the full dataset as JSON or CSV; write to us if you need a longer history or a specific cut.

Why do your figures differ from Idealista’s or the INE’s?

Idealista’s index is built from the listings on Idealista, and the INE and the Registradores publish registered sale prices with a delay. All three measure something different. Ours is the monthly figure from the MLS stock that agencies actually sell from, broken down to neighbourhood level.
