Buying Property in Spain from Ireland
A Costa del Sol guide for Irish buyers
As EU citizens, Irish buyers can live, work and buy in Spain without visa limits. The practical questions are the same as for every foreign buyer: which area, which property, what it costs to buy and to hold, and who protects your interests. Your Property Concept guides Irish buyers through the whole process on the Costa del Sol.
What matters for Irish buyers
Buying and residence are separate
You can own a home in Spain and remain tax resident in Ireland. Spending more than 183 days a year in Spain changes that, so plan your use of the property first.
NIE and bank account
Both are needed before you buy. We arrange the appointments during your viewing trip.
Independent legal support
A Spanish lawyer working for you checks title, debts, licences and community rules and handles the private contract and notary.
Mortgages for Irish buyers
Spanish banks lend to Irish non-residents, typically up to around 70 percent of the valuation. A free pre-approval at the start sets the budget.
Buying costs
Budget roughly 10 to 13 percent on top of the price for taxes, notary, registry and legal fees. Every property comes with a cost sheet.

The guide in detail
Start with the purpose of the property
Before selecting an area, decide what the property needs to do for you.
- Holiday use for defined periods
- A future move or retirement plan
- A home for regular extended stays
- Long-term rental or another investment use
- A combination of personal use and rental
Intended use affects location, property type, travel needs, running costs and the legal or tax questions that need specialist review.
Buying and residence are separate decisions
As an EU citizen, an Irish citizen has EU free-movement rights, subject to the applicable registration and residence conditions. Buying a property is still separate from completing any residence formalities that may apply to the time and purpose of your stay.
If you plan to remain in Spain for more than three months or make Spain your main home, obtain current advice and complete the required registration for your circumstances.
The buying process from Ireland
1. Define your euro budget
Include the agreed price, purchase taxes, legal and registration costs, finance costs where applicable, technical checks and immediate set-up. A mortgage assessment should happen before the shortlist if borrowing is required.
2. Choose the right Costa del Sol locations
Flight access alone should not decide the area. Compare daily amenities, beach or inland setting, transport, community costs, property type, year-round activity and how the property will actually be used.
3. Build a focused shortlist
YPC can compare suitable properties beyond the original inquiry and explain what the budget may achieve in different locations.
4. Obtain an NIE
An NIE is used for Spanish fiscal and administrative transactions, including a property purchase. An independent lawyer or authorized representative can explain the current application process.
5. Arrange independent legal checks
The lawyer acting for you should review ownership, charges, planning and licences, contracts, community matters and the other checks relevant to the property.
6. View in person or remotely
For travel-ready buyers, properties can be grouped into an organized viewing itinerary. Remote research and virtual viewings may help refine the shortlist before travel.
7. Review reservation and completion documents
Obtain legal advice before signing or transferring a deposit. The contract, payment timetable, completion statement and registration steps must be understood for the specific transaction.
Mortgages for Irish buyers
Irish buyers may apply for Spanish mortgage finance, subject to the lender’s current criteria, documentation and assessment. Your Property Concept can introduce an independent mortgage specialist or Spanish bank and help connect the finance discussion to the property search.
YPC does not recommend a financial product, guarantee eligibility or promise a rate, term, loan amount or approval time.
Tax and reporting questions
A Spanish property can create Spanish tax and reporting obligations, including when the property is rented or sold. Irish tax treatment can also depend on residence, domicile, use of the property and income or gains.
Obtain transaction-specific advice from qualified Spanish and Irish tax professionals. Do not rely on a general property guide as a personal tax calculation.
Buying costs
The total cost differs between a resale property and a new development and depends on the price, finance, legal work and other professional services.
Ask for an itemized estimate before reservation, including:
- The applicable purchase tax
- Notary and Land Registry costs
- Independent legal fees
- Survey or technical checks
- Mortgage valuation or finance costs where relevant
- Insurance, utility and community set-up
- Immediate furnishing, renovation or maintenance
Plan a viewing trip from Ireland
Once your budget, areas and requirements are clear, YPC can organize available properties into a practical viewing route and provide area context between appointments.
Exact property availability, dates, pickup, duration, property count and any costs must be agreed before travel.
Frequently asked questions
Can Irish citizens buy property in Spain?
Yes. The purchase should still be completed with independent legal advice and the required Spanish identification, tax and registration steps.
Does buying a Spanish property make me resident?
Buying property and registering residence are separate processes. EU citizens staying longer than the applicable period may need to register their residence and meet the relevant conditions.
Do Irish buyers need an NIE?
An NIE is required for Spanish fiscal transactions such as buying property. Confirm the current process with your lawyer or authorized representative.
Can I get a mortgage in Spain while living in Ireland?
Spanish lenders may assess non-resident applications. The available amount, documentation, rates and terms depend on the lender, property and applicant.
Do I need a Spanish bank account?
Requirements and practical arrangements depend on the transaction and ongoing payments. Confirm them with the lawyer, bank and service providers involved.
Can I buy remotely from Ireland?
Some stages can be coordinated remotely, including shortlisting and virtual viewings. Whether the transaction should be completed without an in-person visit depends on independent legal and technical advice.
Will I owe tax in Ireland on a Spanish property?
The answer depends on the use, income, gains and your personal tax position. Obtain advice from a qualified Irish tax adviser as well as the appropriate Spanish professional.
Can I rent the property to holidaymakers?
Rental rules and licensing vary by location and can change. Check the current legal, community and tax position before relying on rental income.
