230 Villas for Sale in Benahavís

Benahavís runs from the coast road above San Pedro up into the mountains, and most of it is villa country: private gated estates, golf resorts with homes along the fairways, and hillside urbanisations with views of the sea.

Villas here range from family homes in the golf resorts to some of the largest estates in Spain in La Zagaleta. The price depends more on the urbanisation, the plot and the view than on the size of the house, so we show you the areas as well as the villas and you can compare them on one viewing day.

Where the villas are

La Zagaleta and El Madroñal are the two private estates in the hills behind the village: gated, guarded and built for privacy, with plots in La Zagaleta often measured in thousands of square metres.

Closer to the coast, Los Arqueros, Los Flamingos (now the Villa Padierna Golf Resort) and La Quinta combine golf with villas and apartments, a few minutes from San Pedro, Puerto Banús and the beaches. Around the village itself you find traditional houses and newer villas on the slopes.

What to check before you buy a villa here

  • Access: some hillside roads are steep and narrow. Drive the route at the time of day you would use it.
  • Orientation and views: a south-facing villa with an open sea view usually asks more than the same house facing the mountains.
  • Community fees and security: gated estates charge for guards, roads and maintenance. Ask for the last community accounts and meeting minutes.
  • Paperwork: your independent lawyer checks that the villa as built, including extensions and pools, matches the title deeds, the land registry and the town hall’s records.
  • Running costs: pools, gardens and large plots need upkeep. Ask us for realistic yearly figures before you compare prices.

How we help you buy here

We start with your brief, compare villas across Benahavís and the neighbouring parts of Marbella and Estepona, and plan the viewing day so the villas follow each other on the map. You get a printed information sheet for every villa with the asking price and ongoing costs. When you decide, we negotiate, prepare the reservation, introduce an independent lawyer and stay with you to the keys and beyond.

Frequently asked questions

How much does a villa in Benahavís cost?

It depends mostly on the urbanisation, the plot and the view. The price section on this page shows the median asking price and the middle half of the market for detached villas in Benahavís, recounted every day from the villas for sale on this site, with the same figures for each neighbourhood that has five or more villas for sale.

Which parts of Benahavís are gated?

La Zagaleta and El Madroñal are private gated estates with their own security, and Los Arqueros is a gated golf resort. Many smaller urbanisations have their own gates too. On the viewing day we tell you which villas sit inside a gated community and what that costs in community fees.

How far is Benahavís from the beach and Málaga Airport?

The village is about ten to fifteen minutes by car from the coast at San Pedro, and the golf resorts near the coast road are closer. Málaga Airport is about an hour away by car.

Can I see villas in Benahavís and Nueva Andalucía on the same day?

Yes. The two areas border each other and many buyers compare them, so we plan one route through both. See also the villas for sale in Nueva Andalucía.

Can I view a villa in Benahavís remotely first?

Yes. For serious options we walk through the villa with you on a live video call, including the views, the access road and the neighbourhood, so you travel only for the villas worth a second look.
