LEGAL SUPPORT
We strongly recommend using a real estate lawyer when purchasing a property in Spain. A lawyer will conduct thorough due diligence to ensure the property is free from any legal issues, debts, or encumbrances. They will also review all contracts to ensure the terms of the purchase agreement fully protect your interests.
To make the process even simpler and stress-free, the lawyer will also open a bank account for you and arrange the setup of all utilities at your new address after completion.
If you do not already have an NIE number (a tax identification number required for property transactions in Spain), your lawyer can assist you in obtaining one.
Additionally, if you grant them power of attorney before the purchase, they can handle the entire process on your behalf, including securing your NIE number and even signing the completion documents, allowing you to be anywhere in the world while your purchase is finalised.

The property search and estate-agency coordination are provided by YPC. Regulated or specialist services are provided by the relevant independent professional or supplier.
Do I have to use the professionals introduced by YPC?
No. You should choose the lawyer, lender, broker, currency provider or supplier you consider appropriate.
Does YPC receive a referral fee?
Answer pending customer approval (item 4b): whether a referral fee or commercial arrangement applies must be confirmed and disclosed before publication.
Can all services be coordinated remotely?
Some communication and planning can happen remotely. The specialist must confirm what requires identification, documents, access, signatures or attendance.
