How we buy with you
The buying journey exactly as we run it, from your first enquiry to the keys and beyond.
1. We understand your brief
Budget, areas, property type, timing and what is non-negotiable. If you need finance, a free pre-approval with a broker or bank comes first, so viewings are planned around a confirmed budget.
2. We compare, not just the home you enquired about
A focused shortlist that shows what your budget really buys in different areas, drawn from the whole market.
3. We plan the viewing day
Pickup at your accommodation, a geographically ordered route, the surrounding areas and beaches on the way, a printed cost sheet per property and a coffee stop for your feedback. Around ten properties at most, with second viewings for the strongest options.
4. We negotiate and reserve
Best price and terms with the seller or selling agent, then the reservation documents and deposit, so the property comes off the market subject to the agreed terms.
5. We stay until the keys, and after
While you are in Spain we introduce you to an independent lawyer and take you to sign a limited power of attorney. Back home, the lawyer completes the checks, NIE and bank account and signs for you. We hand over the keys and introduce the builders, designers and furniture companies we have used ourselves.

Can foreigners buy property on the Costa del Sol?
International buyers can purchase property in Spain. Your personal legal, tax, financing and administrative requirements should be confirmed with the relevant independent professionals.
Do I need mortgage approval before viewing properties?
If you need finance, yes, ideally before the shortlist. Pre-approval with a mortgage broker or directly with a Spanish bank is free of charge and tells us your real budget, so we do not show you homes the bank later turns down.
Can you search beyond the property I originally enquired about?
Yes. Your initial enquiry helps us understand your interests, but the search can include relevant comparisons based on your wider brief, budget and preferred areas.
Can you organize several property viewings during one trip?
Yes. Once your requirements and travel dates are clear, we can prepare a practical viewing programme. The final itinerary depends on property availability, location and the time required for useful comparisons.
Can I buy without being in Spain for every stage?
Parts of the search and transaction can often be coordinated remotely. Live or recorded virtual viewings may be possible, and an independent lawyer can advise you on legal representation and any power-of-attorney requirements.
Do you provide legal or mortgage advice?
No. We introduce and coordinate with independent specialists. The lawyer, bank, broker or other professional remains responsible for their own advice and services.
What happens after completion?
We can remain involved through key handover and help connect you with suitable builders, designers or furnishing providers when needed.
