The 90-in-180 day rule
Without a visa you may stay up to 90 days in any 180. Buying a home does not change that. Longer stays need a visa, which your lawyer can advise on.
NIE and bank account
Every buyer needs a Spanish tax number, the NIE, and a Spanish bank account. We arrange the appointments during your trip.
Independent legal support
A Spanish lawyer who reports to you, not to the seller, checks the title, debts, licences and community rules before you commit.
Currency planning

What changed after Brexit?
Brexit did not remove the ability of British nationals to purchase property in Spain. The important distinction is that property ownership does not by itself establish Spanish residence rights.
If you plan to spend extended periods in Spain, work in Spain or make Spain your main home, obtain current immigration advice for your circumstances. Do not choose a property on the assumption that the purchase automatically creates a right to remain.
The practical buying process
1. Define the intended use and realistic budget
Clarify whether the property is intended as a holiday home, future permanent home, investment or a combination of uses. Include purchase costs and likely ongoing ownership costs rather than treating the listing price as the complete budget.
2. Discuss finance before building the shortlist
If a Spanish mortgage may be required, speak to an independent lender or mortgage professional before arranging a full viewing programme. Eligibility, documentation, rates and terms depend on the buyer, lender and property.
3. Obtain an NIE
An NIE is the foreigner identification number used for fiscal and administrative transactions in Spain, including a property purchase. A lawyer or other authorized representative can explain the current application route and timing.
4. Compare areas as well as properties
Travel access, daily amenities, community costs, property type, intended use and the character of each location can materially change the decision. A focused shortlist should show useful alternatives rather than only the property that generated the first inquiry.
5. Arrange independent legal checks
Use an independent lawyer who acts for you and understands Spanish property law. The legal review should address the title, charges, planning position, licences, community matters, contracts and other checks relevant to the specific property.
6. Review the reservation and purchase documents
Do not transfer money or sign documents you do not understand. The reservation terms, deposit consequences, completion conditions and responsibilities should be explained before commitment.
7. Complete before a Spanish notary
The public deed is normally signed before a Spanish notary. Your lawyer should confirm the completion statement, required documents, payment process and registration steps for the transaction.
Resale property or new development?
The legal checks, payment timetable, tax treatment and buyer protections differ between resale homes and new developments.
For a resale purchase, the buyer should understand the registered ownership, charges, community position, planning status and property condition.
For an off-plan or newly built property, independent advice should cover the developer, licences, payment protection, completion documentation, first-occupancy position and the exact contract milestones.

How much should a British buyer budget?
The full acquisition budget includes more than the agreed property price. It may include purchase tax, notary and registry costs, legal fees, survey or technical checks, mortgage-related costs, currency conversion and immediate property set-up.
There is no single percentage that is correct for every transaction. The property type, purchase price, autonomous region, financing and professional work all affect the total.
Before reserving a property, request an itemized estimate from the independent lawyer and finance professionals involved.
Mortgages and currency planning
British buyers who borrow in Spain should obtain an individual assessment from an authorized lender or mortgage professional. Your Property Concept can coordinate an introduction but does not provide mortgage advice or decide eligibility.
If funds are held in pounds sterling, exchange-rate movement can change the effective euro cost of the purchase. An independent currency specialist can explain transfer options and costs. No saving or exchange rate is guaranteed.
Can you buy from the UK?
Parts of the search and purchase can be coordinated remotely. This may include video calls, a tailored shortlist, live or recorded virtual viewings and communication with independent professionals.
Whether you should proceed without an in-person visit depends on the property, your circumstances and independent legal and technical advice. A virtual viewing does not replace legal checks, a survey or specialist inspection.

Rental rules, licences, community restrictions and tax consequences depend on the property and location and can change. Obtain legal and tax advice before treating rental income as part of the buying case.
Can I complete the purchase without travelling to Spain?
It may be possible in some circumstances through legal representation, but the correct route depends on the transaction and legal advice. YPC does not guarantee that every purchase can be completed remotely.
