Why Manilva deserves a place on your Costa del Sol property search

If you know the Costa del Sol well, you probably have a fairly clear picture of Marbella, Estepona and Sotogrande. Manilva, however, can be a little harder to place.

Sitting at the western end of Málaga province, just beyond Casares and close to the border with Cádiz, Manilva is one of the last municipalities on the Costa del Sol before you reach Sotogrande and Gibraltar. And while it has sometimes been overlooked in favour of its better-known neighbours, that is beginning to change.

More buyers are looking west, attracted by lower property prices, a choice of coastal locations and new developments that are bringing a different standard of home to this part of the coast.

Where is Manilva?

Manilva sits at the western end of the Costa del Sol, around 15 kilometres from Estepona and just before the provincial border with Cádiz. Sotogrande is a short drive further west, while Gibraltar can usually be reached in around half an hour, depending on traffic.

The municipality stretches from the traditional white village of Manilva pueblo in the hills down to a surprisingly varied stretch of Mediterranean coastline. Here you will find San Luis de Sabinillas, the marina at Puerto de la Duquesa, El Castillo and, further west, the quieter coastal areas around Punta Chullera.

This location is one of Manilva’s strengths. You are within easy reach of the shops, restaurants and increasingly cosmopolitan centre of Estepona, the golf courses, marina, polo and international schools of Sotogrande and Gibraltar for work, flights and additional amenities.

What is it like to live there?

There is a more relaxed, down-to-earth feel to Manilva than you will find in some of the Costa del Sol’s better-known resorts. It still feels very much like a place where people live rather than somewhere designed solely around tourism, with Spanish families, long-term international residents and holiday homeowners all part of the mix.

Amenities here are abundant and on the doorstep. Sabinillas has supermarkets, independent shops, pharmacies, banks, cafés and restaurants, with many everyday essentials within walking distance. Its long beach and seafront paseo make a stroll by the Mediterranean part of daily life, rather than something reserved for weekends or holidays.

There is also plenty of choice when you want to eat out or spend an afternoon by the water, particularly around La Duquesa, while the surrounding countryside, vineyards and beaches give the area a more open feel than more densely developed parts of the coast.

Perhaps most appealing is the balance. Manilva offers the climate and coastal lifestyle that draw people to southern Spain, but without feeling as busy or as developed as many other seaside towns. And for buyers who want a little more breathing room, while still having some of the Costa del Sol’s best-known destinations close by, that can be a very attractive combination.

Why are property buyers paying more attention?

Price is inevitably part of the conversation. According to Idealista, the average asking price for property across Manilva reached €3,029 per square metre in July 2026, compared with €5,950 per square metre in Marbella and €4,594 in San Pedro de Alcántara.

That is a substantial difference, particularly for buyers who want a modern property close to the sea but find that their budget buys less and less further east.

The gap does not mean Manilva is undiscovered, however. Prices were 12.7% higher in July 2026 than a year earlier, suggesting that demand has already been moving in this direction.

There are interesting variations within the municipality too. Average asking prices in July stood at €3,059/m² in Sabinillas and €3,714/m² in Puerto de la Duquesa, while La Duquesa averaged €2,674/m².

For buyers, that creates options. You can prioritise being close to shops and the beach, look around the marina or move slightly away from the busiest areas in search of more space, views and value.

More new homes are changing the market

Another reason Manilva is appearing on more property searches is the arrival of more quality new developments.

Historically, parts of the local property market have been dominated by older apartments and holiday developments. New projects are broadening that choice, with contemporary architecture, larger terraces, communal facilities and homes designed to make the most of the sea views.

That matters because buyers are not simply looking for the cheapest stretch of the Costa del Sol. Many want the same exclusive quality of home they would consider in Estepona or Marbella, but at a price that gives them more for their money. Manilva is increasingly able to offer that.

What about investment potential?

There are a few reasons investors are watching the area too. First, there is the relative difference in purchase prices compared with much of the western Costa del Sol. Secondly, Manilva attracts several potential rental markets, including holidaymakers, longer-term residents and people who need access to Gibraltar or Sotogrande.

Long-term asking rents averaged €14.40/m² in July 2026, up 6.6% year-on-year. For comparison, the equivalent figures were €21.10/m² in Estepona and €23.90/m² in Marbella.

Of course, neither capital growth nor rental income is guaranteed, and the figures for an individual property depend heavily on its location, condition, views, facilities and licensing position. But Manilva’s combination of a lower entry price and rising buyer interest helps explain why it is increasingly on investors’ radar.

Is Manilva right for you?

Manilva has plenty to offer buyers looking for a different side of the Costa del Sol. With beautiful beaches, a relaxed coastal lifestyle and a choice of locations ranging from traditional village surroundings to marina living and contemporary developments, there is real variety here. Add in its position close to Estepona, Sotogrande and Gibraltar, together with property prices that still compare favourably with many neighbouring areas, and it is easy to see why more buyers are taking a closer look.

And we would always recommend seeing the different parts of Manilva before deciding. Sabinillas, La Duquesa, El Castillo, Punta Chullera and Manilva village each have their own character and the right choice can depend as much on how you plan to use your home as the property itself.
