Costa del Sol asking prices, September 2026: the first monthly reading

This is the first monthly reading of our Costa del Sol asking-price monitor, taken on 9 September 2026 from the 7,979 homes for sale on this site, our own listings and the Resales Online MLS stock that most agencies on the coast sell from. From October the monitor will show how each figure has moved month on month. The full, permanently updated table with every neighbourhood is on our market data page.

The headline figures

The median asking price across the coast is €690,000, with the middle half of listings between €440,000 and €1,380,000. The median asking price per built square metre is €4,940, and 3.8% are new developments sold as a range of units.

Apartments and penthouses make up 4,363 listings with a median of €545,000 (€5,080/m²). Villas, townhouses and fincas: 2,963 listings, median €1,300,000 (€4,670/m²).

Two things the September numbers say

The premium sits west of Marbella. Marbella leads on price per square metre at €6,080/m², followed by Benahavís at €5,620. Manilva has the lowest median of the larger markets at €367,000, and Coín follows at €465,000. Between them, Estepona at €653,000 is where many of our buyers end up: sea, the new promenade and marina, and villas that still start under a million.

New build is concentrated. Only 3.8% of listings are developments, and they cluster in Estepona (5.2%), Mijas (6.2%) and Fuengirola (6.5%). Marbella and Benahavís are resale markets, which is why a buyer set on new build there has a short list and little room to negotiate.

How to use these numbers

These are asking prices, not sale prices. Registered sale prices come from the notaries months later; in our experience agreed prices on the coast sit a few percent below asking, more on homes that have been listed for a long time. Use the median and the middle range to set a realistic budget for an area and the €/m² to compare a specific home against its neighbours. Then tell us what you are looking for and we turn the numbers into a viewing day.
